Ethical Booking policy (We’ve got one so we need to shout about it)

A booking is a booking, right? Well, no, not always.

I was sitting on a plane at Alicante Airport last summer and next to me was a nice chap I was chatting to. It transpired that he was booked on a flight 2 days earlier but was offloaded at the check-in desk with 2 other men because the flight was overbooked, even though he had paid for his flight well in advance. I was amazed that this could happen. I’d heard of it in the past but thought, being in the age of customer service and social media, that practice had long gone.

There was another example of this. When I was on route to Derby for my daughters graduation ceremony, I was called by the manager of a national hotel chain (beginning with T!) saying that my booking from 3 months ago had been cancelled and there was no room for us. You can imagine the colourful language that followed especially since it was paid in full. Rooms in Derby that weekend were as rare as rocking horses and it was snowing very hard. The hotel was overbooked so they decided to let go of the older (cheaper) bookings to free up space for other people like me who were now desperate to get a room and were prepared to pay a premium.

These companies don’t have an ethical booking policy and I’m sure that’s just the tip of the iceberg. I know for myself in the Removals industry that this is also common practice; when it’s busy, we get calls quite regularly from people who thought their removal was booked but were dropped at the last minute with no explanation, and are now desperately ringing round to find someone to move them on their now very busy, fixed day. Imagine how stressed and angry that would make you!

I’m not saying we have the only ethical booking policy but I am saying that it is very hard to spot a company that does from one that doesn’t. In many cases picking a regulated remover would be enough, but there are supposedly well-respected regulated removers in the area whose name regularly appears when we ask people who let them down. The ironic thing is that we can often help them because of our ethical booking procedure.

Here’s how our Ethical booking policy works:

We will take your enquiry, arrange a free no obligation survey of your property, and then we’ll send you an accurate fixed price for a professional service tailor made to your specific needs. If you are happy to proceed, we’ll work closely with you on a regular basis to establish a realistic provisional removal date and, once agreed, put you on our system. All calls and meetings are date and time stamped and logged into our contact history system so the chance of an error occurring is negligible. Once your provisional date is on our system, we’ll confirm it with you and will hold it for you up to 7 days from the actual removal date, at which point we will need a firm confirmation. All the time you are provisionally booked we will ensure that we have a specific crew and vehicle/s held for you. We’ll turn all work away that may clash with your moving day, even if it is confirmed and of higher value. Not only will we hold resources for our provisional bookings, we also never sub out work to other companies or use agency staff. In doing so, we can guarantee that you will receive a quality service.

If it transpires that the date you have provisionally booked becomes increasingly popular, we’ll contact you just to confirm it’s still on track and, if so, will reject any other work, whatever the cost to us. Once we get to 7 days from the date, we’ll need the date confirming and paying for. Upon payment and confirmation, we’ll send you a Confirmation of Removal Day letter and receipt of payment; you can then relax!

When you get to the point where you need to confirm and pay and you have yet to exchange contracts, this may be a problem as you don’t want to pay for the move if the date changes. It is for this reason that we have come up with the Late Exchange Guarantee which will hold your provisional booking for an agreed period of time (usually 24 hrs) without having to pay in full. We charge a small fee for this, but it’s a small price to pay if you’re in that awkward situation. We are the only company that offers this service.

The houses market is on the arise

The housing market has woken from its long hibernation since 2008, that’s 5 years of sluggish activity.

That was until May this year when house sales started to increase.

You only have to look at the stats that there are now 100,000 more estate agents than there were back in 2008. In fact the huge growth in these numbers accounts for the highest growth in the labour market in any sector in the UK.

We have been the busiest we have ever been recording 5 record months and there seems to be little sign of it slowing.

The Government have just announced that they are bringing forward the introduction of the help to buy scheme to include all properties not just new .

There are lots of people waiting to take advantage of this as they are struggling to raise the high deposits the banks were requesting, although they can easily afford the repayments. For this reason and a general “Feel Good” in the economy with higher than expected growth, and house prices on the up, we can expect 2014 to be the busiest house moving year in a decade.

Tips to help you

In the last few months we have experienced firsthand some of the issues that a busy market can bring, and I want to highlight some of them to help you.

We have spoken to a lot of very upset people recently who have been let down by their removal company, don’t let this be you.

Our booking procedure is that we hold provisional bookings for up to 7 days before moving day and we acknowledge this with a confirmation letter, we do not and never have double booked. For this reason we have to regrettably turn work away.

We always try to get customers to check our availability before they confirm the date to avoid this happening, but when there are often several people involved in the chain it can be difficult. (We have several removal crews and it works well if we can move more than one person in the chain, this removes some of the other problems on moving day such as late loading.)

Change of moving date

The fact that a percentage of provisional bookings change their dates means that some companies double or treble book, this is when we get calls from very unhappy people who have been let down at the last minute.

The surprising thing is that is not just the unregulated removers that do this it is often the well known names as well. Because we often loose bookings at the last minute we can often help these people but not always.

Cheaper is not the best option

The ironic thing is that quite often these people wanted us to do the move in the first place but went elsewhere for a cheaper price.

Being regulated is key

So the key is to be prepared, find a company that is regulated and a member of one of the two trade associations in the industry, the Guild and the BAR .

Next make sure you get a survey so they can see exactly what you need.

Ask them about their booking procedure and at what point your booking will be safe, ask if they sub contract any of their work or use casual or agency labour to cover busy days.

Finally and most importantly make sure you get your booking confirmed in writing even if it is only a provisional booking, this will reduce the chances of you being dropped at the last minute.

Solicitors

It’s not just unscrupulous removers that can cause you moving stress Solicitors can be responsible for this as well.

There have been many occasions where we have had clients call us and say their solicitor has exchanged contracts and have agreed a completion date for them without asking if they are able to book removers for this day.

Quite often it’s a busy Friday and we can’t accommodate them, and nor can anyone else.

I heard an example of a client who literally couldn’t get anyone to move her so she had to do it herself with family and hire vans, she had a big move and 2 children! The solicitors know the busy days so they should not have let this happen.

So the message is be aware, plan early and ask lots of questions.

Our Removal Day Waiver could be a real godsend

What happens when you find out from your solicitor on removal day that the money is not going to be transferred and you cannot move into your new home?

Your purchaser is moving into your old home and you have nowhere to go?

Your removal company need to know what you want to do with their lorry full of your stuff.

This has got to be the ultimate removal nightmare!

Release of Keys

On Removal day when buying and selling (Completion day) the money comes from the first time buyer up through the chain and the Solicitor will only authorise release of keys once the funds have been received.

The nearer the top of the chain you are the more likely the chance of late release of keys or non release of keys.

There is also the possibility that the money is received for the sale of your property but not for the purchase of your new one, in this instance you would not be able to move back into your new home should something go wrong.

The usual deadline for transfer of funds is 4.30pm , although in some instances solicitors will agree an undertaking between themselves if the transfer is too late to allow the keys to be released, and will complete the transaction the following day. This is not always possible and it can be the case that the move will not go ahead.

It is unusual but it does happen we have had 2 examples in the last year:

No.1

One was because the money didn’t reach the right account, this resulted in us having to hold the goods over the weekend and re-deliver on the Monday, the client had booked an unpacking service as well for the Saturday.

He lost this money and had to pay for the move again. We waived the storage charge. At that point we didn’t have a waiver in place for this event.

No. 2

The other one was even worse, the client was moving his elderly parents to Northampton, the move didn’t go through and the estate agent wouldn’t even let our crew unload the furniture to save the additional removal.

There would have been no risk as the client would have stayed in a hotel until it completed.

As a result we had to bring the lorry back to Essex and complete the removal a few days later. We gave a discount but the additional costs still ran into 4 figures.

It is mainly for these reasons that I have decided to offer a waiver to cover the costs of additional removals and storage.

So if you're in a chain and you are hoping to collect the keys and move in on the removal day, think twice and consider for the small cost of the Removal Day Waiver as it could be a real godsend if the worst was to happen.

Some possible reasons for the move not going through are:

The Solicitor makes an administration error and cannot complete the transaction on the day.

The person responsible for sending the money types in the wrong account number.

The computer system crashes and causes the transaction to collapse.

The first time buyer doesn’t have the correct funds to transfer as they didn’t pay the initial deposit.

There is a power cut.

Plus many more unforeseen reasons…

This Is How It Works

The Removal Day Waiver is ONLY available if you have exchanged contracts before Removal day.

You can take out the waiver at any time from payment up to two days before Moving.

The Waiver is not available on the removal day, or the day before.

The Waiver

If the waiver is taken out it will cover you for all additional removal and storage costs if access to the new property is not possible on the day.

If the chain collapses as a result and storage is required the waiver will cover the first 2 weeks only.

Moving is probably the third most stressful thing

We all know how stressful moving house can be, it is probably the third most stressful thing you can experience behind a bereavement or a divorce. I actually think arranging a house removal service is even more stressful in some ways than the others. The reason I say this is that with the other two, something has actually happened, as awful as it may be but its happened and apart from the overwhelming grief (unless it was a blessing of course!) there are no real uncertainties to come up and slap you in the face when you least expect it.

Lets move house, were bursting at the seams!

Great idea where do you want to move to?

We need to be near work and good schools.

Found the perfect house, just need to sell.

Which estate agent and solicitor shall we use?

Need to stage the house for sale , where do we hide the clutter?

Don’t think I can stand another time waster!

Sold! need to find a reliable Essex Removal Company .

The first time buyer wants to move in asap, our vendor is buying a probate.

Managed to stall the buyer long enough to tie the two together.

We now have a date, Its only 2 weeks away, think we better start packing!

8 days to go and just realised they are not such a reliable removal company, been let down.

Wished I read the Industry unique report “ The Top Ten Removal and Storage Disasters to avoid report ”

All OK found another remover, these ones are regulated by the National Guild of Removers and Storers .

Just realised I would have lost 90% of my removal fees if I hadn't taken out the removers Postponement/Cancellation Waiver .

Do we unpack so it looks nice for the next batch of viewers?

Sold again! This time no risky First time buyer its an elderly couple, they just need to sell their house.

Eventually..D Day is on the horizon again. Made sure the regulated removal company could do the date before we agreed to it.

Moving Day!! The van has arrived the crew are really friendly and helpful.

This might actually be fun.

All loaded its only 12 noon, now we have to wait for the keys

Its OK if there is a delay with the keys as the remover has a waiting time waiver in place.

Its now 3 o'clock, we want to get in and get set up.

4 O'clock! How late can it go? (usually 4.30pm is the cut off, after that the money transfer system closes)

Its now 5 o'clock, apparently the solicitor sent the money to the wrong account.

It was only a typo! Now what do we do?

Good job were not hundreds of miles away!

Our Essex remover has their own storage facility so they can put it in there until it goes through, they need the lorry tomorrow.

Taken out the removers Completion Day Collapse Waiver, so we wont have to pay for the move again and the storage charges.

It doesn’t seem such a good idea now moving on a Friday.

How Safe Can You Make Your House Removals and Storage Experience?

What can possibly go wrong?

You’re probably thinking what’s he talking about?

We’ve got a reputable removal company booked, what can possibly go wrong?

You'd be surprised how much!

You may think that you have done all you can to limit the stress of moving, but there are hidden surprises that can pop up and cause you a lot of pain, and at any point between booking and picking up the keys to your new property.

There are obvious checks you can make i.e. only consider a quote from an accredited remover (the industry is unregulated!), either the British Association of Removers (B.A.R.) or The National Guild of Removers and Storers Ltd (NGRS).

These are the only two dedicated removal trade associations that will offer you protection should something go wrong.

Both bodies insist their members abide by a strict code of practice ; the Guild go further and insist their members are Ombudsman Approved .

The other next major check is that you get a survey from prospective accredited removers.

If you don’t do either of these, then you are dramatically increasing the possibility of something nasty happening! The following links will help explain the dangers.

Now you’re on the right course? Well almost!

Some accredited removal companies will meet the minimum requirements for membership and will generally offer a good service.

However, there are some companies that will hire in agency staff and hire vans on busy days. This would not be what you were expecting, as it could compromise the quality of service.

But how can you tell if this wont happen to you? You can’t, so ask them if they do this for busy days or only in emergencies? You can if worried ask them to put it in writing that they don't.

You can also ask questions like:

Were you once Ombudsman Approved? If not then why not and if so why are you not now?

Will you dismantle and re-assemble my beds etc?

I’ve heard some companies hang clothes loose in the truck, do you use specialist frames?

Do you have directly employed and trained staff?

Do you use covers for mattresses, sofas, dining furniture, large TVs, bannisters, doors and carpets?

What trade association/other awards have you won?

Do you hire vans and agency staff on busy days?

How many testimonials from the last month can you show me?

You could go on but you are now getting into pretty safe territory especially if you have done as much of this research as possible. So what could go wrong now? What other safety measures can you put into place?

OK so the move date is approaching, you have been given a provisional removal date by your solicitor and your remover has you pencilled in, everything is in order?

Well not unless you have exchanged contracts or have signed the tenancy and it’s all been approved. Most professional removal companies will take payment 7 days in advance of the move date, to guarantee the resources for you and firm up their workload for the following week.

What happens if you haven't exchanged and the remover calls to confirm the removal and take payment?

You could pay, but if the date changes after you have paid, you would lose some or all of your money(!) depending on how close to the date you are when you hear that its changed. You could say you don’t want to pay until you have exchanged, risking the chance of moving with the company of your choice.

They will try to accommodate you but if it’s a high demand day they may have to take another booking.

This situation is very stressful for all involved and that’s why I have come up with the Late Exchange Guarantee (LEG) . As far as I know, A J Stephenson Removals Essex Ltd are the only company to offer it .

It genuinely solves this problem and removes the stress from both sides.

Ok so you have exchanged contracts, the date is booked and you have paid for your removal.

YOU have a receipt and a confirmation letter, what could possibly go wrong now?

Well it’s very unlikely but it is possible that the chain collapses a few days before you move!

How can this be?

The lender for the first time buyer rescinded their mortgage (this actually happened to one of our clients), someone changes their mind and doesn’t care about losing the deposit money, somebody has a serious accident or, heaven forbid, dies!

What now?

Well the move is obviously off, you have to change your plans and depending on how close to removal day you are will lose some or all of your removal money… unless you took out a postponement/cancellation charges waiver!

We offer those too, but only if you’ve exchanged.

The big day has finally arrived – Removal Day … the lorry has just pulled up on time, you have wisely had all the packing done the day before by professional insured packers and you can relax knowing you will soon be in your new home, what else could possibly go wrong?

Everything is going just fine, the crew are friendly, polite and very helpful. They are expert removal crew , they wrap all your furniture and dismantle your beds, they put your clothes on specialist frames.

They are loaded, your old house is empty, it’s only 12 o'clock!

All you need to do is collect the keys and you’ve done it..! Oh dear, the money hasn't been transferred up the chain, and the solicitor has started their 2 hour lunch. You’ll have to wait, sometimes you will have to wait until 4.30pm, what a Disaster!

This can also happen if the people moving out opt for a cheap inadequate man and van service, or worse still decide to move themselves and don’t vacate until late in the afternoon.

In both these examples most removal companies will charge waiting time and this can be quite a considerable amount if the delay is long. Some removal companies will offer a waiting time charges waiver, or they will put on their quote that they don’t charge waiting time.

Choosing a reputable removal company

It is so confusing when you're trying to choose a good removal company for your forthcoming move. There are literally thousands to choose from but how do you know which ones are good and which ones will drop you in a flash if a better job comes along? (and some do!).

Filtering out the rogues

The first filter to apply is only consider companies that belong to one of the two dedicated Removal trade associations in the UK.

The British Association of Removers (BAR) and The National Guild of Removers and Storers (NGRS), both bodies have strict codes of practice that their members must adhere to as well as arbitration and conciliation services.

The NGRS go further, all their members must belong to the Removals Industry Ombudsman Scheme (RIOS) which is totally independent and members must act on any decision that is made which could involve compensation to a customer.

If they refuse they will be removed from the scheme and will have their membership of the NGRS cancelled as a result.

This happened to a so called reputable company a few years ago. Although membership of a trade association proves that companies meet minimum standards, companies that have the Ombudsman Approved status will give you the maximum reassurance and consumer protection.

Fully accredited removers are the safest choice.

The next filter you should use is that the company will make an appointment and send a surveyor to establish the exact requirements of your move and send you a written quotation, see my last blog about this “Get a house removal survey not a nightmare!” .

Putting trust into your removal company

So you can see that there are regulated companies and really good regulated companies, ideally you want the latter.

But what about the unregulated remover?

There are many more of these than regulated ones and some will do a good job, BUT how do you tell?

As they are not answerable to anyone they can basically do what they like, for example they may offer low prices to fill up their schedule then they will raise them for busy days, if they get one of these high paying jobs on your date, guess who’s going to get a call from them saying they can't move you now, and guess what its only a week till you move and all the good companies are now booked.

With all the wonders of the web and the convenience it can bring it is possible to get carried away with it all and end up with egg on your face, big time! Especially if you are thinking of moving house and want to get some quotes for your removal. Why?

There are obviously different types of removal service: for example, a student with a definitive list of items would carry alot less risk than a full house removal from a 4 bedroomed house.

However it never ceases to amaze me that people with a full house move will take a chance on an on line quote.

The problem is, it's not their fault, they just want a quote, and don’t realise the nightmare that could be just around the corner if they don’t carry out the 3 key stages listed below. Trust me the wrong decision could put years on you.

There are so many compare sites for all types of industry such as mortgage comparison, utility bill comparison, mobile phone, insurance… the list goes on. How many compare sites do you see for builders, kitchen fitters, landscape gardeners etc, not many I would suggest and the reason for that is that the service is tailor made and unique to each job, unlike car insurance etc.

With this in mind why is it assumed that a quality removal service is a commodity not a bespoke service just like a builder or an interior designer?

We did a sun dance

With the Rotary Club of Billericay Mayflower's annual Summerfest fast approaching and after last years wash out, we were hoping for a better weather this year but it wasn’t looking good in the run up to July 15th. The wettest June for 90 years and a July looking the same left us resigned to our fate. But no the clouds cleared and it was a great day, albeit a bit wet under foot. The crowds were out and everyone was just glad to be out in the sunshine.

It was a great day we met a lot of old friends and made some new ones and we managed to raise nearly £160 for the Rotary club for their charities.

We store, you store, everyone store`s WHAT IS Storage ?

Isn’t it simple and straight forward? Well not really here’s why.

The definition of storage in the dictionary is “the putting and keeping of things in a special place for use in the future.”

When you need to bake a cake you need storage for the ingredients, when you back up your computer work you need secure storage, china in a removals box-storage the list goes on.

The bits “Special place and putting” are the areas that cause the most confusion when people think of furniture storage. The following terms are all banded about (one type of company will say one is better than the other and visa versa.)

Container storage , self storage , mobile self storage , wooden storage containers, metal storage containers, storage rooms, storage lockers, loose storage, barn storage. Deliver yourself , have it collected, the storage unit brought to you, store at your premises.

You can have your items professionally packed and wrapped you can have an inventory, you can load yourself, you can hire a man and van, or just the van, you can hire a professional removal company…

What is best for you?

Essentially it breaks down quite easily. You need to ask yourself 1 question.

Do you want to move the items yourself?

Yes – Self Storage.

Reverse right up to the storage container, no long walks. Padlock your unit and use the blankets provided.

No – Assisted Storage

The crew will load the containers on the vehicle by using a side ramp, the forklift does the hard work!

Self Storage

You either bring to the storage depot or the depot comes to you. Basically you do the hard work. The types are listed below with the benefits associated. The disadvantages in brackets.

With self store you get the piece of mind that you have stacked things where you want them.

Most people overlook the Removal companies that offer self store in their wooden storage containers, when in reality this is probably the most efficient, safe and certainly the cheapest method available.

Assisted Storage

For many people caught in the moving trap this is the only real option. Removal companies that have their own storage facility are perfectly suited to offer this service. Ideally the removal company will pack for you as well, as this will give maximum protection with regards to Insurance and damages.

This is a typical scenario- The customer realises they need storage as they can't tie up the sale and purchase. Instead of running the risk of loosing a buyer they decide to store for a couple of weeks and stay with relatives until their new property is ready. The removal company representative arranges to visit and do a survey , the representative goes through all the options and follows up with a detailed written quotation. The Packing crew arrive (usually the day before moving) and pack everything professionally. On the removal into store day the crew arrive introduce themselves, do an inspection, then they wrap all furniture with blankets, tape and cardboard, they put plastic covers on the upholstery and mattresses. Then they complete a detailed inventory. Once all this is done they load the containers (which are stacked on a specialist removal lorry) making sure everything is safely stacked and all the space is used. Once back at the yard a forklift takes the containers off the vehicle and stacks them away.

So by breaking it down into these 2 areas its clear to see which type is right for you.

A couple of points that are worth a mention are:

If you hire a man and van or removal company to take your furniture to a self store room it is worth remembering that the company will not leave their blankets and covers with your furniture, for that reason you will probably get something damaged, you will certainly use more space than you thought and when you want to get the furniture out it is likely to be a different firm and therefore a conflict would occur in the event of blaming someone for damage.

It is also worth mentioning that when you use a Self store company you are likely to pay a huge premium for the Insurance, something that is usually free with a removal company, at least up to a certain level of cover. We for example include up to £3,000 cover for each storage unit.

Another point worth a mention is that due to changes in the last budget Self Store companies will have to charge VAT from October 2012, making them 20% more expensive.

Can you deliver a Quality Removal Service with Unskilled Removal Men?

I regard Removal workers as one of the highest skilled working groups of any industry

Removal workers are classed as unskilled labour.

There is no career path into removals through apprenticeships, college courses or other recognised training courses, there are in house training courses and trade association backed training courses, but on the whole the only experience is gained from learning the ropes and getting stuck in!

This was how I learned many years ago, from employing experienced staff that I watched and learnt from. This experience I passed on to the staff I worked with and so on and so forth.

The problem with this is that due to the nature of the business and the perceived image of the industry in the eye of the consumer (in many cases) results in a high turnover in staffing.

Many removal companies use staff as an expendable resource and as such don’t offer an incentive to stick around, it is true to say that they often value the removal crew in a similar light to many customers.

Unskilled, Really?

The industry is regarded as unskilled in many cases so the revenues available to companies are restricted and as a result the wages are low, not only this the working hours in a week are very long and unpredictable due to the nature of the business.

If this was not bad enough the antiquated moving system causes delays on moving day that are totally unpredictable and quantifiable, resulting in a working day where you never know what time you will finish work, and as there is often Saturday work as well, the only day of the week you can guarantee to be home at a certain time is Sunday .

Removal work is hard physical work, the crew have to load by a certain time and unload as efficiently as possible, there is no allowance for extremes of weather such as snow, rain and searing heat, or long walks if the lorry can't get up the lane . They will often have to carry awkward and heavy items up several floors , they will remove doors and windows if required and even hoist furniture outside the building to gain access.

Protecting Your Belongings is Paramount

Your removal crew will protect your treasured possessions and place them in your new home in the same condition they were at the last, they will dismantle and re-assemble your beds and wardrobes , they will unplumb your washing machine and dishwasher.

They will protect your property with specialist covers . They will offer advice on furniture positioning and as a result may have to move things around many times, they will help where possible with locating stop cocks or electric meters and help with setting up your TV.

They will remain positive and will make sure you are getting a first class service . They even sometimes have to be marriage councillors! (Moving is stressful)

So is it any wonder I have come to this conclusion?

In reality I have done them a disservice and painted a too rosy picture but you get the point!

What type of move do you fall into?

Moving home is not as straight forward as you may think, or not as the case may be! There are many variations and considerations when moving. Listed below are some of the various types of moves and any potential problems associated with them.

Completion Day Moves

Moving locally

This is the most common type of move. On the moving day the funds will come up through the chain starting with the first time buyer and depending on the length of the chain and the length of solicitors lunch! could mean you don’t get yours keys until late in the day.

Your remover will need to have you packed and loaded by about 1pm but may not be able to unload until later in the afternoon for this reason most will charge waiting time charges and some will offer a waiting time charges waiver, we offer this.

The other problem we come across on completion day is waiting for the new property to vacate.

Not everyone books a professional remover some opt for a man and van or even worse decide to move themselves. This usually involves a delay as the workload is usually underestimated and can severely delay the move, causing one of our major frustrations.

Moving Long distance

All the above are still true but as there are implications regarding driving hours and nights out we try to avoid the unexpected. If your move is roughly between 40-200 miles away we will usually load on completion day and park the vehicle inside our warehouse for security and set off early the following day.

This will involve the client finding accommodation for one night or just roughing it with a pump up mattress! this is a very popular option because it avoids the delays associated with completion day and most clients of ours that have done this have felt that it is much more relaxed and allows them to give the property a really good clean ahead of all the furniture & effects arriving.

For moves over 200 miles we will generally load on completion day and travel up staying overnight usually outside the property. The crew will usually stay with the vehicle in the special sleeping area of the lorry ready to unload the following morning.

Essential items can be unloaded when they get there such as beds & essential supplies. Its very important that you make arrangements for the keys to be made available should you have a delay on your journey and very important that you don’t wait around at the old address waiting for the money to transfer, instead once you have cleaned the property, drop off the keys to your estate agent and get on the road. If you don’t you may be too late to collect the keys for the new property and your remover may have to wait until the following morning when the Estate Agent opens possibly adding additional costs.

Moving from or to Rented

Moving into or out of store

Loading into containerised store involves more work than the usual completion day or rented move as the removal company will have to wrap the furniture and complete an inventory both of which add time to the process.

We offer containerised storage and it is very convenient as the storage containers are brought to your property on a specialist vehicle and are lifted off with a forklift. This method reduces the handling as when the items are returned the forklift loads the containers back on to the lorry.

So in effect your goods are handled twice instead of 4 times like you would if you went into a self store site. Loading containers also takes longer than loading loose into a lorry. For theses reasons we always try to load most if not all of the goods the day before completion.

When delivering from store we very rarely deliver on completion day as there are potential delays, we often deliver days or even weeks after completion as many clients take the opportunity to carry out work on the new property without all the furniture in the way.

Late Exchange - have you got a LEG to stand on?

A delay in contract signing

You're not alone

Late exchange of contracts is probably the most frustrating part of moving house, for both customer and removal company.

The whole home removal process takes months of planning, involves a huge amount of stress and yet in the final week and even the last few days there often seems to be a delay in contracts being exchanged.

There is no point trying to work out why this happens but it does seem to happen on an all too often basis .

Removal company

For the removal company they usually need to confirm provisional bookings seven days before moving day by taking full payment. This enables them to plan the resources they require for the week ahead in an efficient and professional way.

The danger of paying in full without having exchanged is running the risk of losing all or a percentage of the costs, if the date was to change or the move were to collapse.

Some removal companies offer a postponement/cancellation waiver should something change in the last few days but only if the move has exchanged, we offer this service, along with other customer protection schemes.

Planning is key

The customer needs to plan and arrange a whole host of things for moving day, so when the removal company calls for confirmation and payment the week before removal, if exchange hasn't happened the stress levels are about to soar.

So what happens next?

The remover in this event will either offer to wait an agreed period of time to give a chance to exchange contracts. Or offer a Late Exchange Guarantee `LEG` (if they have it available).

Without the `LEG` there is always a proviso that being - if another client that requires the same resources on the same day were to call and have exchanged contracts, then they would call their provisional client and give them the option to confirm by paying or to lose the date.

This whole process benefits no-one , is messy and very stressful and so for that reason we have come up with the `LEG` this is how it works.

LEG - how it works

Subject to availability a ‘LEG’ will be offered from the date of payment due, to an agreed date and time and will be subject to a charge of between 4%-5% of the removal fees plus VAT per day.

Once agreed and accepted the payment would be taken for the `LEG` and a confirmation certificate would be sent by email to confirm the arrangement.

See a typical example below:

Mrs. Smith is due to pay for her £800 + VAT removal & packing service but has not exchanged contracts. She was told by her solicitor that exchange would happen the next day at about 11am. She doesn’t want to pay for her move in full just in case she loses some or all of this money should she not exchange contracts. A `LEG` is agreed for 1 day to expire at 12noon the following day, this costs her £38.40 inc VAT and buys her time and more importantly removes the stress of potentially losing the date to someone else.

The risk for the remover is that if after the `LEG` is issued another booking comes in for that day that has exchanged contracts and needs to know immediately if it can be done.

The remover would have to say that that slot is held and may only become available when the `LEG` has expired. This may not be acceptable to them and they may go elsewhere.

In the meantime the client with the `LEG` may come back the next day and say the exchange has not happened and the move needs to go back a week. The remover will end up with nothing.

Unless legislation can be improved to lengthen the exchange and completion gap the `LEG` seems to be for now the best alternative.

Billericay to Chard in Somerset

The country lane was far too narrow

Horses for courses is a very good motto when it comes to the subject of access for large vehicles.

We recently carried out a domestic removal from Billericay to Chard in Somerset, which in itself is nothing out of the ordinary. However, on this occasion when the lorry arrived at the lane they needed to deliver in, there was no way it would fit!

The crew found the house but it was about a quarter of a mile down the lane!

What now?

Under normal circumstances when the move is arranged these problems are discussed but our customer was renting and didn’t know the exact property. We quoted based on reasonable access, this was obviously not that. The other point is how does a customer know if the vehicle will fit or not?

There was no point in playing the blame game there was a lorry to unload, and a big one at that!

Local knowledge is paramount

The first person to arrive at the scene said “you wont get up there with that!” - useful info! The second was a plumber in a van who after being questioned by the crew said he knew someone that may be able to help, someone who does removals and has a small van. He would give him a call and let us know.

We were going to have to trans-ship the load! For this operation to be a success it needed to be just the right van, big enough so there are not too many shuttle runs, but not too big, for obvious reasons!

Knight in shining armour

The crew waited and pondered their dilemma. Shortly after the plumbers call, Matt called and said “this is your knight in shining armour!” Matt's company ( O & H Removals of Chard-Somerset ) turned out to be a reputable remover in the area who knew the lane we were in, and said he was on his way. That’s what you call a result!

Not only was his van perfect for the job, but he got there quick. The next problem was the trans-ship area, no problem, luckily there was a club/pub at the end of the lane and the owner agreed to us using the far side of his car park to use. I don’t think we were the first to need it. He even came out with a cup of tea for the crew!

When you trans-ship it involves carefully unloading the host lorry into the shuttle van, using the care and attention you would in a standard move, this takes time, it also requires a clever strategy to ensure the van is being constantly used to shuttle. This was achieved and the move was completed albeit delayed by about 3 hours.

Four trips

There were only four trips required, it could have been far worse, especially if he turned up in a panel van. Steve and Dan even got into the spirit by taking up a few items themselves!

Finally I would like to thank O & H removals and also the staff at the Perry Street Club for their help in our hour of need. I don’t think the customer was aware of how bad the situation could have been if we hadn’t had the help we received.

The story could have had a nasty twist as Matt’s wife was due to give birth any time so he may have had to shoot off at any time! I’m sure the crew would have tried to persuade him to leave his van!

There's not enough hours in the day to pack up your own home

When moving house many people will consider having professionals pack for them. This is a very sensible decision as it is an extremely hard and backbreaking job, that can often overwhelm you especially towards the end.

It’s usually too late when people realise they have made a mistake.

Packing your house up into boxes is an extremely skilled job and very hard work , items will be uninsured if you find there are a few breakages when you unpack.

Mad rush at the last minute

One of the main problems of packing yourself is that you will find that you need to leave large amounts of packing until the last few days such as kitchen and bedroom items.

This poses a problem as you will invariably run out of time and possibly packing materials as well.

Your removers will not take kindly to being greeted by half filled boxes and a delay waiting for the last items to be packed. They may even charge you additional fees for any delays as a result.

Full packing
Glass and china packing
